The hidden Square Footage allure

Let’s get down to business with the stats for this beauty. The Orvieto boasts a total of 4,339 square feet, including the basement. 

You should never judge a book by its cover or a house by its main floor. Because of its layout, this home initially appears moderately sized yet spacious. However, there is so much more since this is a rambler house plan with a basement. The basement, which can be finished or unfinished, adds a different dimension of opportunity to this model.

The four bedrooms spread across the house give the homeowner options. Unlike smaller floor plans, the Orvieto also has space for an office, a gym, and bonus rooms. You won't be using that coveted fourth bedroom for an office here!

The worst feeling? Not having enough bathrooms. The Orvieto's four bathrooms ensure everyone can comfortably access a bathroom anytime in the house. You can even designate one as a guest bathroom if you hope to keep the kiddos (or pets) out of it.

The rambler style makes the 2,518 square feet of the main floor seem to have twice the square footage because the layout feels endless. The natural light streaming accents the feeling of an airy, capacious space. There are no long, dark winters in these homes, which capture every ounce of streaming sunlight by composition.

This kitchen is set up for a thriving household. Bordered by the great room and the laundry room, it also sports a large walk-in pantry designed for food storage—for a family or a sports team.

The "Costco Door"

The zenith of this kitchen is actually in the pantry: a Costco door. This door is not a looming door to a warehouse full of delectable samples and comically huge muffins. Rather, a "Costco Door" is a small door connecting the pantry to the garage, allowing someone unloading groceries to slide large items directly into the pantry. 

We can’t promise that the door will unload the car for you or break down boxes, but it makes unloading the groceries easier.

A "Great" Great Room

The options with this great room are endless. From a formal room to a family room and everything in between, the great room is conveniently located next to the kitchen and entry and leads into a deck. The high ceilings and sweeping windows allow this room a magnificent view and feeling, but its view is up to you, the owner.

This model has a mudroom conveniently placed off the garage, and the half bath is adjacent. This ensures that muddy shoes and clothes can be effectively changed and stored without impacting the tidiness of the main house. 

We’re not saying this design is a dream come true for those in charge of keeping floors sparkling, but the design screams cleaning efficiency.

Every open floorplan needs an oasis to escape to, particularly for the homeowner. The Orvieto floor plan’s master suite, with its sprawling bathroom and walk-in closet, is the ideal escape from the noise and stimulation of the rest of the home. 

Located on the opposite side of the great room as the kitchen, the primary bedroom shares a wing with another bedroom. This gives the owners options but keeps all the bedrooms out of one wing.

This is our favorite element of this design. This model comes with 1,801 square feet of basement, and homebuyers can choose a finished or unfinished basement, creating the ultimate customization scenario.

Unfinished

The basement is your oysterThe square footage is yours to use however you see fit. We love seeing what our clients do with their unfinished basement spaces. Some homeowners opt for unfinished basements to speed up the timeline of building their custom Utah home.

Finished

For those who choose the finished basement plan, the original model has two bedrooms, a game room, a kitchenette, and a dedicated exercise room. It’s truly a house under a house. The flexibility and creativity this floor plan allows make it a true favorite.

While technically, you could park your car in the basement (a la Batman), the Orvieto also comes with a 3-car garage and all its amenities. The surprise spaces in this home keep on giving.

Space for Hobbies or Cars

Park three cars, two cars and a boat, two cars and storage - anything you need - in this dynamic space. This addition marries comfort with practicality, ensuring no fighting for parking spots at your own home. The beauty of the flexibility of a 3-car garage is that it allows the owner to decide what to do with a larger space. Whether you plan to use this space for three vehicles or multiple hobbies, the choice is yours.

Two-System Split

A final point for this garage system is that it is split into two systems. The two-car and single-car garages are placed separately, with dedicated storage space between them. This element of our engineered house plans may seem minor, but we've found it elevates the homeowner experience.

A common question we love to answer is how much customization is possible with the exterior of a custom build.

Every home exterior is customizable when it comes to materials, but we typically build homes with stucco and stone because it highlights the lines and structure of the house. Hate stucco and stone? As mentioned earlier, nothing is set in stone, not even your exterior.
